    Hunting and recreational land has increased in price steadily for the last two years.
    At $300-$500 per acre, hunting tracts in Terrell County are still a bargain compared to surrounding areas.
    Finding 1000 to 5000 acres has become difficult as availability decreases.
    Finding a large ranch (15,000+ acres) has become rare.
    Unimproved hunting tracts South of Hwy 90 (mule deer territory) now average about $325 per acre.
    Unimproved hunting tracts North of Hwy 90 (white-tail territory) average $400 per acre.
    Hunting tracts in Northern Terrell County where fewer ranches have been subdivided,
    now bring from $350-$500 per acre. Location, ease of access and improvements
    (water, power, fencing or a cabin) command higher prices.
